OKLAHOMA CITY, OK – HotelBrokerOne (HB1) is pleased to announce the successful sale of the Studio Inn OKC Airport, a 78-room All Suites hotel located near Will Rogers World Airport. The property, sold in a lender-forced short sale, is strategically located in the airport market’s high demand corridor. The zone services an assortment of clientele from the area’s various demand generators including the airport, Oklahoma State Fairgrounds, OSU’s Oklahoma City campus and a wide mix of business and leisure travelers flowing through the interstate/airport/university crossroads.

The buyer, a local hospitality investor with other hotels in the airport market, plans an extensive renovation and upgrade to the hotel through capital improvements, a complete operational overhaul and rebranding to HomeAway Suites.

HotelBrokerOne Oversees Package Sale of Two Woodward, Oklahoma Hotels

WOODWARD, OK – HotelBrokerOne (HB1) is pleased to announce the successful sale of the Sands Inn & Suites (67 rooms) and Super 8 (59 rooms), two hospitality assets located in Woodward, Oklahoma.

Both properties are ideally positioned along U.S. Highway 270, serving a steady mix of business and leisure travelers visiting the region’s energy sector, local industries, and outdoor recreation areas. The buyer, a regional hospitality investor, plans to enhance both properties through targeted upgrades and continued operational improvements while repositioning the hotels as independent, all suite extended stay facilities.

Champion Hotels Closes Acquisition of 4-Hotel Portfolio in Oklahoma

OKLAHOMA CITY – HotelBrokerOne (HB1) announced Champion Hotels has acquired a 4-hotel portfolio in Oklahoma from American Hotel Investment Properties (AHIP), a national REIT.

According to HotelBrokerOne, whose offices in Oklahoma City and Dallas led the deal, the purchase which closed on Dec. 6 consisted of two Holiday Inn hotels and a Staybridge in Oklahoma City, and a Hampton Inn in Woodward, Oklahoma, all together totaling 440 rooms. Public records show an aggregate purchase price of $26,250,000 for the four properties.

“The hotels will all remain as their respective brands with extensive renovations and upgrades planned to return the properties to their prominence as market leaders,” said Bruce Holmes HotelBrokerOne (Chief Executive Officer).

He explained how HotelBrokerOne, performing as the exclusive advisor to AHIP for the sale, sold the property in less than 90 days from market to close after having garnered interest and offers from many national investors.

“The Oklahoma City market has seen a significant increase in the hospitality business, with rates hitting a 10-year high in October and occupancy continuing to recover near pre-COVID levels.”

Along with Holmes, the transaction included HotelBrokerOne advisors Bert Stevens and Joe Strain from the Dallas office, as well as Peter Holmes and Ted Holmes from the OKC office.

The purchaser, Champion Hotels, owns and operates over 150 properties nationally — 70 of those in Oklahoma — and is the largest private owner of hotels in the U.S.

Lewisville, TX – In late May 2022, HotelBrokerOne completed the sale of an 89 room Holiday Inn Express & Suites located near Vista Ridge Mall and I-35 in Lewisville, TX. The hotel opened in 2001 and received a substantial upgrade in 2018. It has been awarded IHG’s prestigious Torchbearers Award continuously since 2016, IGH’s highest award for customer satisfaction.

Phoenix, AZ – HotelBrokerOne announces the passing of Bernard Levine, hotel pioneer, who passed away on September 25, 2021, after a long illness. Bernie was well known in the Arizona hospitality industry: Desert Sky Management, the Van Buren Businessmen’s Association, and later through HotelBrokerOne where he continued as the Designated Broker of their Arizona office for seventeen years.

After beginning his career as a real estate lawyer in New York in 1959, Bernie drove head-first into the hotel / motel world when he, his wife, and infant daughter moved to Jamaica and he became a hotelier in 1963, with Ridgley’s Plaza in Montego Bay.

In 1969, Bernie and his family, which now included two daughters, moved to Phoenix where he began working in commercial real estate. He obtained his license in 1970 and became a Broker in 1975. In 1974 he purchased Quality Inn Desert Sky Motel and quickly became involved in the governance of the International Operators Council, where he served as President from 1981-1985. In 1989 he was given the prestigious Harriet Kocher Award by Quality International, now Choice Hotels International.

Around 1980 he purchased a second motel, Comfort Inn Desert Sun, and formed Desert Sky Management Corporation. He served on numerous boards in the Valley and held terms as President of both The Valley Hotel & Resort Association and The Arizona Lodging and Tourism Association. He was appointed by two governors to The Arizona Tourism Advisory Council and was inducted into the Governor’s Tourism Hall of Fame at the 2003 STAR Gala.

Bernie met his second wife, Lois Klein who was a media relations manager for Best Western, and with travel and tourism in both their blood, they really hit it off. Lois predeceased Bernie in 2019.

Bert brings over 49 years of commercial brokerage sales experience, including working as a broker for CBRE (formerly lnsignia/ESG) in 1996 to open the firm’s Hotel Partners office in Dallas. Bert focuses on small and large single asset transactions and portfolio sales throughout the central United States, specializing in key Texas markets. Significantly, Bert was involved in the six-hotel Medallion Portfolio and Four Seasons Las Colinas, Texas transaction and has handled the sales of 125 hotels nationwide with a total purchase price of over $909 million. He served as a principal in Westbrooke Hospitality Corporation for over 20 years where he was responsible for the operations and financial management of 54 hotels.

Pivot Development Co., an Indiana-based multifamily residential developer, is planning a large, new apartment community near the intersection of Flatiron Boulevard and Interlocken Loop. The complex will be known as The Lock at Flatirons. Matt Hare, President of Pivot announced permits are in hand for The Lock at Flatirons, which will be Pivot’s inaugural development in Colorado. The project’s 261 units will offer upscale lifestyle features including upgraded fixtures and finishes plus amenities for residents of the 675-1425-square-foot unit mix.
