Selling your hotel.

Many people find the actual mechanics of selling a hotel very boring.  It is important, just as you hire an expert to fix your car, that you entrust your hotel business to someone with a strategic plan to meet your goals and a proven track record of accomplishment. HotelBrokerOne has developed a reliable formula for successful hospitality dispositions.

In evaluating suggested pricing for your hotel we will employ a proprietary formula that has proven to be very accurate in determining  Market Value. Using  this value as a starting point our team will work with the client to further define their goals and mesh pricing and value into a workable offering range.

Upon agreement between the parties, HB1 and the seller will enter into a Listing Agreement.  Most often this is an Exclusive Right to Sell Agreement.  HotelBrokerOne is licensed in over two dozen individual states. Additionally, through cooperative brokerage agreements, we are able to sell properties virtually anywhere in the United States, Mexico, Central and South America, Canada, the Caribbean as well as many other countries throughout the world. 

Thorough property due diligence and assembling of marketing materials are key components to the successful production of a professional Offering Memorandum. Our agents and support staff are knowledgeable and complete in their data gathering. This process can take from a day to a week or more based on the speed at which the required data is provided.

Once a listing is ready to be presented to potential purchasers, the listing will be immediately placed on our website and emails will go to pre-qualified recipients that have asked to be notified when such an offering becomes available.  HB1 will also begin contacting individuals identified through our extensive data mining system as prospects for the specific type of hotel being offered.  Our database currently includes over 14,000 known hotel owners, investors and prospective purchasers. As technology as advanced so have our methods, however,  print advertising continues to be an integral part of our overall marketing process as well. We work extensively with national purchasers at the levels from large REIT (Real Estate Investment Trust) to small entrepreneurial investor. Through our various associations and affiliations we have contacts and prospects from all 50 states and many overseas countries. We have sold hotels to investors from various countries such as Australia, Canada, Korea, China, India, Britain, El Salvador, Mexico, Panama, Zambia, Zaire, Japan, New Zealand, Brazil as well as numerous others.

Our negotiating abilities have been able to revive and resolve positively many real estate transactions that have proved to be too much for competitors. We have an excellent rapport with the supporting cast members in a real estate transaction, the various title companies, appraisers, surveyors and other third parties in the markets we serve. We close deals.

Additionally, our team has worked with every major hotel or motel franchise available and we have been genuinely successful in working out problems that might arise in the re-licensing or transfer of an existing franchise.

Franchise negotiation experience has become one of the principal concerns and central issues in developing or selling a hotel. Even when selling an independent hotel, branding will almost always be brought into play by a prospective operator or purchaser. In the past twenty-four months our team has helped successfully license or re-license numerous hotels including Crowne Plaza, Radisson, Sheraton Four Points, Holiday Inn, Holiday Inn Select, Holiday Inn Express, every Wyndham brand, every Choice brand, Hampton, Hawthorne, Hyatt Place, Best Western, America’s Best Value Inn and several others. We know franchising.
